Termination of tenancy

Notice period

  • When tenant terminates the contract the notice period is one calendar month. If you terminate your tenancy now, your tenancy will end earliest at the end of next month.
  • If Hoas terminates your tenancy, the notice period is:
    • 3 months, if your tenancy has lasted less than 12 months.
    • 6 months, if your tenancy has lasted more than 12 months.
    • 12 months, if you live in a shared apartment and you have not had any issues with your tenancy or payments.

Terminating the tenancy

  • Submit the online notice of termination.
  • You can’t end your tenancy via phone or email.
  • If there are other tenants on the contract, everyone submits their own notice of termination.
  • If you have entered the tenancy agreement as a minor, submitting the notice of termination may require your guardian’s approval. However, their consent isn’t required and the processing of the termination will proceed even if the notification form states otherwise.
  • Made a mistake while submitting the notice? You can’t edit the notice by yourself after it has been submitted, so please contact our customer service.

When your tenancy has been terminated

  • You will receive a written confirmation of your notice of termination as well as moving out instructions by mail. If you added your email on the notification form, you will also receive confirmation by email.
  • If you don’t get a written confirmation within five days after giving notice, contact our customer service.

Fixed term agreements

  • Ends on the date indicated on the agreement without separate notice.
  • You can terminate a fixed-term tenancy agreement with one calendar months’ notice period (excluding furnished spring apartments/exchange students).

Limited time of occupancy

  • If your apartment has a limited time of occupancy and the limited time is coming to an end, but you are still a full-time student, contact our customer service. If you still match the criteria for our tenants, we can update your tenancy agreement and you can continue living in your apartment.

Cancelling the termination

  • Call our customer service immediately.
  • If the apartment has been offered or rented out to the next tenant, the termination can’t be cancelled.
  • If the apartment is still vacant, it might be possible to cancel the termination. We will ask you to email a confirmation to cancel the termination. In family apartments, we need this confirmation from all tenants.
  • If cancelling the termination is possible, your tenancy agreement will continue with previous terms.
  • We charge for the cancellation according to our tenant charge sheet.
  • Hoas reserves the right to not cancel the termination of tenancy.

Cancelling the Hoas’ notice of termination

  • In general, these terminations can’t be cancelled as we will only terminate your tenancy for a good reason (for example, if your studies have ended).
  • If, for example, you get admitted into new school or continue your studies, contact our customer service as soon as possible. We will check the possibility to cancel the termination on case-by-case basis.

Moving day

  • The official moving date is the last day of your tenancy agreement.
  • All other reservations related to tenancy will be cancelled, such as parking spaces and sauna reservations.
  • If you have reserved a parking space or a sauna elsewhere, please contact that party to cancel the reservation.
