When you move out

There are lot of things to remember when you are moving. Here is our checklist about the most important things to remember.

Termination of tenancy

The tenants’ notice period is always one calendar month. This means that if you give the notice now, the first possible time for your tenancy to end is at the last day of the next month. Remember to terminate your tenancy on time! Read more: Termination of tenancy

Exchange student tenancy agreements are of fixed term. Fixed term tenancy agreement cannot be terminated, and they end without separate termination notice.

Apartment inspections

Your apartment will be inspected during the last month of your tenancy. We will check the apartment for any maintenance or repairing needs, as well as the cleanliness of the apartment. Check the report carefully and act on the things mentioned before you move out. Read more: Apartment inspections

Final cleaning

Do a proper final cleaning before returning your keys. Final cleaning is a thorough task so reserve enough time for it. In shared apartments, your roommates should participate on the final cleaning of shared spaces. See: Instructions for final cleaning

Plugging the inlet and outlet pipes

Plug the inlet and outlet pipes of dishwasher/washing machine as soon as you detach the machine to prevent accidental water damage. See instructions: Washing machines

Notification of change of address

Notify the authorities of change of address. In Posti online service you can submit a notification of change of address to both Posti and the Digital and Population Data Services Agency. Check also their list of authorities that will get your new address automatically. Make sure to inform all other necessary places yourself. Submit the notification of change of address at Posti website.

Empty your apartment

When you move out, the apartment must be empty of your personal belongings. Make sure that all items belonging to the apartment’s standard fittings remain in the apartment. These include, for example, ceiling light sockets cabinet shelves, and smoke detectors.

Moving day

The official moving day is the last day of the tenancy. Check the date on the confirmation of your termination notice. The apartment must be mostly empty and the final cleaning done by the end of the moving day.

Return the keys

Return the keys to Caverion’s key machine by 9 am at the latest on the next business day after the tenancy agreement ends. Read more: Returning the keys

Deposit return

If you paid a deposit before you moved to Hoas, we will refund it approximately one month after the tenancy agreement has ended. To process the refund, we need your bank account number, which you can provide in MyHoas. (Instructions: Updating your information in MyHoas.) Read more: Deposit return

Deposits paid by social services or Kela will be returned to the payer automatically.

Can I move out before the agreement ends?

You can move out before the agreement ends. However, rent must be paid until the tenancy agreement terminates. If you wish to return the keys earlier, please contact Caverion.

What happens if I do not move out on time?

If you have major difficulties arranging your move on time, contact our tenant support. They can provide advice suitable for your situation.

I am moving to another Hoas apartment — what should I keep in mind?

Follow the regular moving-out instructions. Note that you must return the keys for your old apartment by 9 am at the latest, and you will receive the keys for your new apartment on the same day starting from 12 noon.

Can the new tenant move into the apartment on the moving day?

The new tenant can move into the apartment on the first business day after their tenancy agreement begins. They can pick up the keys starting from 12 noon. Since the keys are returned in the morning, moves rarely overlap.

What should I do with old items before moving out?

Do not leave unnecessary items or furniture at the property’s waste collection point or in stairwells. You can get rid of items by:

  • Selling them (e.g., Facebook Marketplace, tori.fi)
  • Donating them (e.g., Kierrätyskeskus, Finnish Red Cross Kontti)
  • Taking them to a Sortti station

Can I leave items for the next tenant?

If you want to give or sell your belongings to the next tenant, let us know which items will remain by sending a message via MyHoas or by email.

Do I need to fix holes or dents in the walls?

Yes, if there is a clear mark, such as from mounting a flat-screen TV. Sand, fill, and, if necessary, paint the marks neatly. Read more: Alteration works in apartment

What if something in the apartment breaks?

If something in your apartment breaks, submit a fault report in MyHoas anytime until your move-out date.

Can I receive an invoice after moving out?

Yes, if the apartment needs repairs or cleaning after you have moved out. You may be charged for repair and cleaning work according to the tenant charge sheet. Costs caused by negligence, incorrect handling, or lack of maintenance by the tenant will also be invoiced based on the tenant charge sheet.

Do I need to terminate my electricity agreement?

If electricity is not included in your rent, terminate your electricity agreement yourself or transfer it to your new address. In shared apartments, electricity is included in the rent, so no action is needed.

Do I need to terminate the internet service?

You do not need to terminate Hoasnet when you move out. Just remember to take your own cable and router with you.

How do I know if my final cleaning is sufficient?

After final cleaning, the apartment should have no stains, dust, or trash; cabinets should be clean; and the home should smell fresh. Windows, household appliances, and the floor drain should also be cleaned. Here you can find detailed instructions: Final cleaning

What if the cleaning is not sufficient?

If the cleaning is insufficient, Hoas will need to order cleaning for the apartment. The cost of this service will be charged to you according to the tenant charge sheet.
