In case of an emergency

In an emergency, call 112.

Emergency situations come as a surprise, and it is always best to be prepared and practice for emergencies beforehand. Get to know at least the safety plan of your own property, test regularly that your fire alarm works, and keep first aid firefighting equipment close by.

Door codes

Door codes are not used in any Hoas properties. You can open the building’s front door with your apartment key. If you are expecting guests, you must personally let them in through the stairwell door.

Door codes are disabled for safety reasons. This ensures that unauthorized persons cannot access the property. Since the tenants of our student homes change frequently, it would be very challenging to keep the door code known only to the residents of the building.

Rescue plans and shelters

The rescue plan details how you should act in various dangerous or threatening situations. The rescue plan is always specific to a property and considers features of the property. Each property has its own rescue plan. You can also find the location and type of civil defense shelters on the rescue plan.

Smoke alarm

All apartments are equipped with smoke alarms installed and maintained by Hoas.

The smoke alarm must not be removed. Under no circumstances should you remove the alarm or its battery yourself. If there are any issues with the smoke alarm, contact your building’s janitor or the emergency maintenance service.

If the smoke alarm goes off unnecessarily, ventilate the area around the alarm, for example by waving a newspaper. Do not remove the alarm or take out the battery, as this will interfere with the alarm’s operation and you will be charged for any resulting costs.

When the battery is running low and the alarm starts beeping, contact the janitor. Their contact information can be found on the notice board of your building. In the evenings and on weekends, you can call the emergency maintenance service (Securitas 020 491 2720, available 24/7).

Test the alarm once a month. It is the tenant’s responsibility to test the smoke alarm. Press the test button on the alarm – a loud alert should sound. Submit a fault report in MyHoas if the device does not work.

Smoke alarm types

There are four types of smoke alarms installed by Hoas. You can find information about the type of fire alarm at your apartment in MyHoas.

If a device is faulty, submit a fault report in MyHoas. If the device develops a fault outside our customer service hours, call the Securitas 24/7 maintenance service.

Never attempt to remove or otherwise handle the smoke alarm yourself – if you damage the device through your own actions, any resulting costs will be billed to you according to our tenant charge sheet.

Centralized smoke alarm system (to fire department)

If an alarm is triggered in even one apartment, the alarm sounds throughout the entire building, or in the same and above floors, and the incident is immediately reported to fire department, who will always come on site. Their visit cannot be cancelled. Costs caused by repeated false fire alarms will be invoiced according to the tenant charge sheet.

Centralized smoke alarm system (to Securitas)

An alert is sent to Securitas or maintenance company, who will visit the site and cancel the alarm. Costs caused by repeated false fire alarms will be invoiced according to the tenant charge sheet.

Smoke alarms connected to the mains

The alarm alerts only in the apartment where there is smoke or fire. No automatic alarm message is sent elsewhere. It is powered from the mains supply and also has a battery backup. The battery may run out, causing the device to start beeping.

Battery-operated fire alarm

A traditional smoke alarm powered by batteries only, it is not connected to the mains.

Evacuation safety – keep escape routes clear of objects

The Rescue Act prohibits storing any items in the passageways. You shouldn’t store items in stairways, basement, or attic passageways so that in case of an emergency the escape route is clear and rescue service can get inside the building.

Instead of the corridors, use the storage spaces of the property to store your bikes and prams.

Let us know if there are any unnecessary items stored in the stairways or common areas of the building. Maintenance can remove the items found in inappropriate spaces without a separate warning.
