Basic renovations and facelifts
We maintain a high standard of living by renovating and repairing our properties. In basic renovations, all building components that have reached the end of their lifecycle are replaced, while facelifts focus on enhancing living conditions, for example, by renewing apartment surfaces.
We use modern, energy-efficient technology and well-insulated structures in construction and repairs. Our sustainability goals are also incorporated into renovation work.
Basic renovation
The largest maintenance work carried out on properties is a basic renovation, during which building components that have reached the end of their lifecycle are replaced. Basic renovations are typically carried out every 20 years on average. Each year, we perform basic renovations on approximately 300–500 apartments. These renovations are always done for an entire property or specific stairwells, but not for individual apartments. By conducting timely repairs, we ensure the long-term durability of properties and minimize the need for maintenance and repairs. We also focus on durable solutions that can withstand student living from one tenant to the next.
Before basic renovations, the condition of the apartments is assessed, and the scope of the renovation is determined accordingly. In planning renovations, we consider feedback and requests from tenants, and we collect feedback on completed renovations and their outcomes.
During basic renovations, we also aim to modify apartment layouts to better meet tenants’ needs. For example, larger apartments may be converted into studios by dividing them into smaller units. We also develop shared spaces in ways that serve tenants as effectively as possible.
During an extensive basic renovation, it is not possible to live in the stairwell being renovated, as the area becomes a construction site. Tenants are always informed of upcoming basic renovations at least six months in advance. We also provide advance information about how the renovation will affect tenants’ tenancy agreements. Procedures for potential housing arrangements may vary depending on the size of the property and the number of overlapping basic renovations.

A basic renovation has begun on the property in March 2025 and is scheduled for completion in March 2026.
The renovation includes replacing the water and sewer network, electrical systems, ventilation, roofing, and apartment surfaces, as well as upgrading the courtyard of the property. Shared spaces and stairwells will also be renovated.
The renovation aims to enhance the property’s comfort and quality to a higher standard, better aligned wih the tenants’ needs.
Completed basic renovations

A basic renovation has been finished at the property in June 2025.
The basic renovation included a comprehensive overhaul of staircases A–F, during which a pipe renovation was be carried out. This involved replacing water pipes, sewer lines, electrical systems, telecommunication networks, and ventilation systems. Additionally, the surfaces in apartments, stairwells, and shared spaces in staircases A–F were renovated, windows and balcony doors were replaced, and the courtyard and apartment yards were improved.
High-quality shared facilities were also built for tenants to use. Changes were made to apartment types and layouts as part of the project.

A basic renovation has been finished in staircases A-D August 2025.
The renovation included replacing the water and sewer network, electrical systems, ventilation, roofing, and apartment surfaces, as well as upgrading the courtyard of the property. Shared spaces and stairwells were also renovated, and shared apartments were converted into studio apartments and family apartments.
With the renovation we improved the property’s comfort and quality to a higher standard, better suited to the tenants’ needs.
Upcoming basic renovations
There are no upcoming basic renovations planned in the near future.
Facelift renovation
The goal of a facelift is to achieve a significant improvement in the apartment’s overall appearance with minimal disruption to tenants.
As a result of the renovation, the apartment will feature new flooring and a more modern-looking kitchen. In some cases, bathrooms are also renovated. Facelifts are not carried out in individual apartments but are done for an entire property at once.
A facelift for a single apartment takes anywhere from a few days to a couple of weeks. During the facelift, tenants can continue to live in their apartments, although it requires some preparation, such as packing personal belongings and being away from the apartment while work is in progress. However, tenants can return at the end of each workday – the day’s worksite will have been cleaned, and the apartment will remain habitable.
Facelifts are carried out in properties that are technically in good condition but require updates to their surfaces and overall appearance. The exact scope of work varies based on the property’s needs, but the goal is always to provide tenants with a significantly more modern-looking apartment in just a few days with minimal inconvenience.

There are no upcoming facelift renovations planned in the near future.
Completed facelift renovations
- Silmupolku 1 The facelift renovation was completed in November 2025. The renovation included updates to flooring, kitchens, wardrobes, and bathrooms. Additionally, the comfort and functionality of shared spaces was improved and the saunas, laundry room and club room were renovated. The domestic water supply was also renewed as part of the facelift renovation.
- Majurinkulma 2 The facelift renovation was completed in June 2024. The renovation included upgrades to apartment bathrooms, kitchens, wardrobes, and floors, as well as improvements to the comfort of shared spaces in the building. Additionally, the property’s shared facilities, such as the sauna, laundry room, and club room, were renovated.
- Rörstrandinkatu 3 The facelift renovation was completed in June 2024. The renovation included upgrades to apartment bathrooms, kitchens, wardrobes, and floors, as well as improvements to the comfort of shared spaces in the building. Additionally, the property’s shared facilities, such as saunas, laundry rooms, and club rooms, were renovated.
