Urgent need to change apartment
If you live in Hoas apartment and need to change apartments urgently due to a new child or because you and your partner have separated, or your co-tenant has moved out, we aim to find you a new apartment quickly.
- You can apply for a new Hoas apartment on the basis of an urgent housing need if you are a full-time student and meet the conditions for the right to occupancy.
- You must first submit a termination of tenancy for your current tenancy agreement before you can apply for a new apartment on the basis of an urgent housing need.
- An alternative apartment is always offered based on the housing situation, and the location or type of apartment may not necessarily match your preferences stated in the application. Unfortunately, we cannot guarantee you a new apartment even with urgent need to change apartment.
- Based on urgency, we can make you one housing offer. If you do not accept the offered apartment, you may continue applying for housing on another, non-urgent basis.
Previously, urgent need to change apartment was called transfer of the right to occupancy. Transfer of the right to occupancy means the same as an urgent apartment transfer.
Instructions: Co-tenant is moving out / separation
- Please submit a termination of tenancy and state in the additional information that you are applying for a new Hoas apartment due to a separation.
- Immediately after submitting the termination of tenancy, please complete a new housing application. In the application, select that you currently have a Hoas apartment in the Helsinki metropolitan area and choose “I already live with Hoas, and I have recently separated” as the reason for applying.
- Complete the application in the usual way. Please note that when applying for an urgent apartment transfer, it may not be possible to meet your preferences regarding the apartment type or location stated in the application.
- Attach a certificate of student status OR, if you are a higher education student, a certificate of attendance and a transcript of records.

Instructions: Expecting a child
- Please complete a new housing application. You may submit the application as soon as your pregnancy has been confirmed. In the application, select that you currently have a Hoas apartment in the Helsinki metropolitan area and choose “I already live with Hoas, and I am expecting a child” as the reason for applying.
- Complete the application in the usual way. Please note that when applying for an urgent change of apartment, it may not be possible to meet your preferences regarding the apartment type or location stated in the application. We may not be able to offer you an apartment before your due date.
- Attach a certificate of student status OR, if you are a higher education student, a certificate of attendance and a transcript of records. Also attach a certificate of pregnancy stating your due date.
Other reasons
Other reasons do not qualify for an urgent apartment change. If, for example, you leave for military or civil service, student exchange, or an internship outside the Helsinki metropolitan area, you can, for example, keep your apartment and continue paying rent as usual, or secondary lease the apartment if you wish.

We offer only one apartment
If you apply with an urgent need to change apartment, we will offer you only one apartment. It may be that your preferences regarding the apartment type or location cannot be met. If you are applying only to a specific type of apartment or an apartment in a specific location, please change your reason for applying to something other than divorce or separation, or pregnancy.
If you do not accept the apartment we offer, you may continue applying for housing for another reason. Please update your application and select the reason for applying other than divorce or separation, or pregnancy. When the reason for applying is neither of these, you are not given priority over other applicants.
Applying for an apartment does not terminate your tenancy agreement
Your current tenancy agreement does not end automatically. You must take care of terminating it yourself. A tenancy agreement is terminated by submitting a termination an agreement form.
