Safety and rescue plans

Emergency situations come as a surprise, and it is always best to be prepared and practice for emergencies beforehand. Get to know at least the safety plan of your own property, test regularly that your fire alarm works, and keep first aid firefighting equipment close by.

Door codes are not used in any Hoas properties. You can open the building’s front door with your apartment key. If you are expecting guests, you must personally let them in through the stairwell door.

Door codes are disabled for safety reasons. This ensures that unauthorized persons cannot access the property. Since the tenants of our student homes change frequently, it would be very challenging to keep the door code known only to the residents of the building.

The rescue plan details how you should act in various dangerous or threatening situations. The rescue plan is always specific to a property and considers features of the property. Each property has its own rescue plan. Your property’s rescue plan is in MyHoas under property details.

You can find the location and type of civil defense shelters on the rescue plan. Not all properties have their own civil defense shelter, but tenants are covered by general civil defense shelters. Locations and instructions for general shelters can be found on the cities’ websites. If the situation requires, the authorities will instruct those who don’t have shelter on their property.

All apartments are equipped with smoke alarms installed and maintained by Hoas.

The smoke alarm must not be removed. Under no circumstances should you remove the alarm or its battery yourself. If it is removed, the tenant will be charged for the cost of reattaching it.

If the smoke alarm sounds unnecessarily, clear the air around the detector (for example, by fanning the air with a towel) and ventilate the apartment.

When the battery is running low, the smoke alarm will emit a periodic beeping sound. If the smoke alarm malfunctions or the battery is running low, submit a fault report through MyHoas. If necessary, contact the janitor directly.

Always use the cooker hood when cooking and remember to clean the grease filter regularly. Cooking fumes may trigger a fire alarm.

Test the smoke alarm monthly by pressing the test button, if the device is equipped with one. The alarm should sound when the button is pressed. If no alarm sound is heard, submit a fault report through MyHoas.

If a tenant fails to follow the instructions related to the smoke alarm in their apartment, Hoas may charge the tenant for all resulting costs in accordance with the tenant charge sheet. These may include costs arising from visits by the maintenance company, security company, rescue services, and repair personnel, as well as costs related to the replacement or installation of a smoke alarm.

The Rescue Act prohibits storing any items in the passageways. You shouldn’t store items in stairways, basement, or attic passageways so that in case of an emergency the escape route is clear and rescue service can get inside the building.

Instead of the corridors, use the storage spaces of the property to store your bikes and prams.

Let us know if there are any unnecessary items stored in the stairways or common areas of the building. Maintenance can remove the items found in inappropriate spaces without a separate warning.

You must always leave a burning room or apartment quickly!

In an apartment building, each apartment forms its own fire compartment, which prevents fire and smoke gases from spreading from one apartment to another. Inhaling smoke is life-threatening!
