Janitors also help tenants with issues related to their housing. You can call the janitor when you need advice or assistance in resolving a problem with your apartment. The janitor provides quick answers to common maintenance questions and, if necessary, will guide you on how to submit a fault report.
When you submit a fault report through MyHoas, the janitor is often the first to arrive to assess the situation. In many cases, the janitor can resolve the issue on their own. For more complex issues or those requiring specialized tools, the fault report is forwarded to a partner specializing in fixing that specific type of problem.
How to contact the janitor
You can find the janitor’s phone number on the property’s notice board or near the entrance. Contact details are also available in MyHoas. You can call or send messages to the janitor via text message or WhatsApp. Be sure to include your name and the property where you live in your message.
Janitors respond to calls and messages during working hours. Typically, janitors work on weekdays between 8:00 a.m. and 3:00 p.m.
Who are the janitors?
Janitors are representatives of maintenance companies that partner with Hoas. These maintenance companies include Coor, ISS, Kiinteistö Varustamo, and Lassila & Tikanoja.
You can recognize the janitor by the work clothes displaying their company’s logo. Each janitor is responsible for an average of six properties and moves between them daily.
How do I know whether to call the janitor or submit a fault report?
A simple rule of thumb is that if you need advice, call the janitor. If something is broken in the apartment, submit a fault report.
For example:
- A machine in the building’s laundry room is broken > Submit a fault report in MyHoas.
- The apartment drain is clogged > Call the janitor if you cannot clear it on your own.

You are responsible for clearing snow from your rented parking space. The janitor and their maintenance company take care of plowing main pathways and entrances.
I need to borrow some tools. Can I borrow them from the janitor for a while?
Unfortunately, janitors cannot lend out their tools, but you may inquire with your property’s tenant committee about any available tools for borrowing.
The sink in my bathroom is clogged. What should I do?
First, try to clear the blockage on your own (see instructions). If the drain remains clogged despite your efforts, contact the janitor for your property or submit a fault report in MyHoas.
I forgot my key. What should I do?
Janitors are unable to unlock doors for tenants. Instead, please contact the door opening service.
