When your studies end

All tenants living in Hoas apartments must be full-time degree students. When you graduate or your studies otherwise end, so does your right of occupancy and it is time to move out your Hoas home. Always let our customer service know that your studies have ended.

Terminating your tenancy agreement

There are two ways your tenancy agreement can be terminated:

  • Terminate your tenancy yourself by submitting an online notice of termination. Notice period is one calendar month, so your tenancy agreement will end at the end of next month at earliest.
  • Let our customer service know that your have graduated/your studies have ended, and we’ll terminate your tenancy with lessors notice period.

Lessors notice period will be 3, 6, or 12 months depending on the length of your tenancy. Lessors notice period doesn’t mean that you’ll have to stay in your apartment for whole notice period – you can still terminate your tenancy with one calendar month notice period.

Notice period

Notice period is the time that begins when your tenancy agreement has been terminated. You can keep living in your apartment until the end of the notice period and you must pay rent until the end of the notice period.

Examples of notice periods

Example 1: You terminate your own tenancy agreement

You terminate your tenancy agreement on March 15. Your tenancy agreement and rent payment obligation will end on April 30.

Example 2: Hoas terminates tour tenancy with a three-month notice period

You moved into your apartment on September 1, 2023, and will graduate in June 2024. You inform Hoas of your graduation immediately, and Hoas terminates your tenancy agreement with the lessors notice period. Since you have lived in the apartment for less than one year, the notice period is 3 months. Your tenancy agreement will end on September 30, 2024.

Example 3: Hoas terminates your tenancy with a six-month notice period

You moved into your apartment in December 2022. You complete your studies in May 2024 and notify Hoas of this in the same month. Hoas then terminates your tenancy agreement with the lessors notice period. Since you have lived in the apartment continuously for more than one year, the notice period is 6 months. Your tenancy agreement will end on November 30, 2024.

Example 4: Hoas terminates your tenancy with a 12-month notice period

You moved into a shared apartment on January 1, 2024. You complete your studies and notify Hoas of this in May 2024. Since you have paid your rent on time, there are no other issues with your tenancy, and there is no other reason preventing you from staying, we will terminate your tenancy to end on May 31, 2025.

Example 5: Hoas terminates your tenancy with a six-month notice period, but you find a new apartment before the notice period ends

You graduated and informed Hoas of this in June 2024. Since you have lived in your apartment for over a year, Hoas terminated your tenancy with the lessors six-month notice period, ending on December 31, 2024.

In September 2024, you find your dream apartment before the Hoas’ notice period ends. You terminate your tenancy yourself with a one-month notice period. Your tenancy agreement and rent payment obligation will now end on October 31, 2024, allowing you to move out without waiting for the lessors notice period to conclude.

When your tenancy has been terminated

Check the end date of your tenancy agreement and start planning the practical arrangements for your move.

You will receive a confirmation by mail from Hoas regarding the termination of your tenancy, along with instructions for moving out.

Moving out

The moving-out date is always the first business day after your tenancy ends, by which time keys must be returned to our service center no later than 9 a.m. Therefore, it’s best to plan your move so that the apartment is emptied and cleaned by the previous day, even if you stay overnight until returning the keys.
