Rents increase 3.8 % next year

We will review rents at the turn of the year 2025. Rents will increase by an average of 3.8 %. The increase for individual apartments may be smaller or larger than this. The highest single increase is 6 %.

The rent adjustments are due to the significant rise in costs over the past few years. For example, the maintenance costs of properties have increased by a total of 16 % over the past three years. Additionally, the VAT increase that took effect in September of this year has also contributed to higher costs. Despite the high rise in costs, we have aimed to keep annual rent increases reasonable by spreading the pressure for increases over several years.

Hoas is a non-profit foundation established by students. Our operations are not for profit, and the apartments are rented at cost price. The rent is set so that the income from it can cover rental operations, property maintenance, and renovation and new construction. In practice, this means that Hoas rents are on average about 30 percent lower than market prices.

You will receive an email from us with more information about the rent adjustments, as well as your rent invoice, if you have not subscribed to e-invoicing directly through your online bank.

If you pay your rent through automatic payment from your online bank, remember to update the new rent amount well in advance of the January rent, which is due on January 6th.

There will be no changes to the prices of parking spaces at the beginning of 2025. You can see the current fees on your new invoice as well as in MyHoas.

Kela receives rent information directly from Hoas. According to Kela’s guidelines, monthly rent increases of less than 50 euros generally do not affect the amount of housing allowance if there are no other changes. If you have any questions related to housing allowance, please contact Kela directly
