If one tenant moves out of a family apartment, the other must move out latest at the end of the lessor’s period of notice. However you can stay in the apartment alone if you are a full time student. Applying for a new Hoas apartment with transfer of right to occupancy requires full time studies. Read more about transfer of right to occupancy

Transfer of right to occupancy

A full time student can apply for a new Hoas apartment with transfer of right to occupancy. Hoas guarantees an apartment but not the location or type. The tenant(s) moving out must submit a notice of termination and application for transfer of right to occupancy.

Staying in the apartment for the lessor’s notice period

If you wish to stay in the apartmant alone for the lessor’s notice period, do not terminate the agreement on your part. Hoas will terminate the agreement for three (3) or six (6) calendar months’ notice period. The length depends on the duration of your tenancy agreement. The three month notice period is for tenancy agreements that have lasted under one year. Six month notice period is for agreements that have lasted one year or more. You still have one calendar month’s termination time if you want to move out earlier. If the deposit has been paid by the tenant who moved out, the tenant staying in the apartment needs to pay the deposit again. If the tenant who moves out gives their keys to you when they move, you need to make a handing over the keys agreement. You can find the template for the agreement from Online services.

Staying in the apartment alone (you are a full time student)

If you want to stay in the apartment alone, contact Hoas immediately. You must fulfill Hoas’ criteria of tenant selection and right to occupancy. In case staying in the apartment is possible, both of you need to terminate the tenancy agreement. You must mention on the termination that you are applying for the same apartment alone.

You fill in a new housing application and we will send you a housing offer for the same apartment. If the deposit payment has been in the name of the person who moved out, you need to make a new deposit payment. You can get keys from the other tenant with a handing over the keys agreement. It is not possible to stay in the apartment if the apartment is in Otaniemi Teekkarikylä and you do not study at Aalto University. Teekkarikylä apartments are reserved for Aalto University students only. It is not possible to stay in the apartment if the apartment is very large for the amount of people living there.

New spouse in family apartment (the tenant who stays is a full time student)

If you would like to stay in the family apartment with your new spouse, it is possible change the other tenant if your are a full time student. Changing spouses in the family apartment always requires Hoas’ permission. Hoas reserves the right not to accept the swap.

It is not possible to change spouses if the apartment is located in Otaniemi Teekkarikylä and neither of the tenants is a student of Aalto University. Teekkarikylä apartments are reserved for Aalto University students only. It is not possible to stay in the apartment if the apartment is very large for the amount of people living there.
