If one of the tenants moves out of the apartment, principally the other tenant must move out as well. However it is possible to stay in the apartment alone if you are still a full-time student. Read this page carefully if you wish to stay in the apartment by yourself.
Lessor’s notice period
When your spouse moves out of the apartment and terminates your agreement, you can stay in the apartment during lessor’s notice period.
Lessor’s notice period is:
- 3 months when tenancy agreement has lasted less than 12 months
- 6 months when tenancy agreement has lasted more than 12 months
If you wish to stay in the apartment for the duration of lessor’s notice period, do not terminate tenancy agreement on your behalf. You can always terminate your agreement with one month’s termination period if you want to move out earlier.
If the deposit has been paid by the tenant who moves out, the one staying needs to pay the deposit again. The tenant who is moving out must return their keys to our service center, or you can make a handing over the key agreement between yourselves.
Urgent need to change apartment
When your spouse moves out of your apartment, you can apply for a new Hoas apartment with urgent need. Both tenants must terminate their agreement. Apply for a new apartment by filling an application. Choose the reason for applying as divorce or separation, so we are aware of the urgent need for a new apartment.

Staying in the apartment by yourself
If you wish to stay in your apartment alone, contact Hoas immediately. The tenant wishing to stay in the apartment must fulfill Hoas’ criteria of tenant selection and right to occupancy.
You may not stay in the apartment if we see it as too large for the amount of people living there. Also, it is not possible to stay in the apartment if the apartment is in Otaniemi and the staying tenant does not study in Aalto University.
Here’s what to do if you wish to stay in the apartment:
- Terminate your tenancy agreement and add to the form that you wish to stay in the apartment alone
- Fill in a new application for the same apartment
- We will send you an offer for the same apartment
- The tenant who is moving out must return their key to our service center, or you can make handing over the key agreement between yourselves
Staying in the apartment with new spouse
You may be eligible to stay in the apartment with a new spouse if all the applicants fulfill Hoas’ criteria. If new spouse wishes to move in to the apartment, you need to get Hoas’ permission beforehand. If that is what you wish, contact Hoas as soon as possible.
